Balcony Repairs +

Balconies and decks take more weather than almost any other part of a building, and small problems — a hairline crack, a failing coating, a soft spot underfoot — tend to hide bigger structural issues underneath. We repair the framing and the finish, not just the surface, so the space is genuinely safe and built to last.

It's also the natural next step after an SB 721 or SB 326 inspection: because we're a licensed contractor, we can move straight from a flagged report into certified repair without bringing in a separate crew.

Waterproofing +

Water is the single most common cause of expensive building damage, and it almost always starts small — a tired sealant, an open joint, a deck coating past its life. Waterproofing is the system that keeps it out: the membranes, sealants, coatings, and drainage that protect balconies, decks, podiums, roofs, and below-grade walls.

We treat the building envelope as one connected system rather than a set of isolated patches, so water doesn't simply find the next weak point. Done right, it prevents leaks, mold, and the structural decay that follows.

Concrete Restoration +

Aging concrete rarely fails all at once — it shows up as cracking, spalling, and rust stains where the steel reinforcement inside has begun to corrode. Left alone, that corrosion accelerates and can become a structural problem. Concrete restoration halts the damage, repairs the surface and the reinforcement, and seals the concrete against future intrusion.

It's essential work for parking structures, podium decks, and any aging concrete where both safety and appearance matter — and it extends the life of the structure for a fraction of the cost of replacement.

Stucco Repairs +

Stucco is your building's weather skin, so cracks and chips are more than cosmetic — they let water into the wall assembly, where it can rot framing and feed mold. We trace the cracking back to its cause, repair the substrate underneath, and then rebuild the finish so the patch disappears into the surrounding wall.

The last step is the one most crews get wrong: matching the existing texture and color. We take the time to blend it, so a repair reads as part of the original wall rather than a visible scar.

Painting +

A quality paint job is mostly about what happens before the first coat. Proper prep — cleaning, scraping, sanding, patching, and priming — is what makes the finish last, and it's exactly the step budget crews skip. We do the prep right, use coatings suited to each surface and exposure, and protect everything around the work.

On exteriors, paint is also protection: the right system shields stucco, wood, and metal from sun and moisture and dramatically slows weathering. Interior or exterior, residential or commercial, the result is a clean, even, durable finish that holds up.

Roofing +

The roof is the first line of defense for everything below it, and a single unaddressed leak can quietly damage framing, insulation, and interiors for months before it's noticed. We repair and replace roofs — and, just as importantly, we coordinate the roof with the waterproofing, flashing, and exterior work around it.

That's the advantage of a general contractor handling it: the whole building envelope gets sealed as one system, instead of a roofer, a waterproofer, and a painter each solving their own piece and leaving the seams between them to fail.

Framing & Carpentry +

Framing is the skeleton every other trade is built on, so precision here pays off through the entire project. Whether it's a new addition, a tenant improvement, or structural repairs uncovered during a retrofit, our carpenters build straight, plumb, and to code — setting up drywall, finishes, and inspections to go smoothly.

Because we self-perform this work, we can move quickly when demo reveals surprises — rot, undersized members, prior bad repairs — and keep the schedule intact instead of waiting on a subcontractor.

Concrete Tilt-Up +

Tilt-up is a fast, durable way to build commercial and industrial structures: large concrete wall panels are cast flat on site, then craned upright into position. It delivers strong, low-maintenance buildings — warehouses, distribution, and light-industrial — on a shorter timeline than conventional methods.

We manage the full sequence: design coordination, foundation, casting beds, panel pours and curing, and the crane set — so the panels go up plumb, aligned, and ready for the rest of the build.

Asphalt & Striping +

Parking lots and drives are the first thing tenants and customers touch, and they wear out from the bottom up — small cracks let water reach the base, and once the base fails the surface follows. We handle new asphalt, repairs, and resurfacing, along with crisp striping and ADA-compliant markings that keep traffic and parking organized.

Retaining Walls & Hillside Drainage +

On LA's hillside and sloped lots, soil and water are constant threats to everything you build. Retaining walls hold back grade and create usable, stable ground; drainage systems move water away from foundations and hardscape before it can undermine them. Get either one wrong and you invite erosion, settlement, and cracked structures.

We engineer and build both together — walls sized for the load and soil, paired with the drainage that keeps water from ever loading them in the first place — protecting your foundation and your investment.

Accessory Dwelling Units (ADUs) +

An ADU — a granny flat, in-law unit, or backyard cottage — is one of the most effective ways to add value and income to a property in California, and recent state law has made them far easier to permit. We build them attached or detached, as new construction, garage conversions, or additions.

The hard part isn't the building; it's the path through zoning, utilities, and the permit process — which is exactly where our relationships with city planning departments save you time and headaches.
